We do everything possible to keep our homes in good working order. However, it is impossible to guarantee that all appliances, hot tub, heaters, etc. will be in working order 100% of the time. We do guarantee to correct all deficiencies as soon as possible during normal business hours.  There will be no refunds or adjustments. Please report any onsite problems to us right away. We reserve the right to perform scheduled minor exterior maintenance and/or emergency interior maintenance during your stay with or without notice to you; however, in the event maintenance must be performed we will do our best to do so without inconvenience to you. Please do not wait until you arrive back home to inform us of problems.

Please remember that certain inherent risks are assumed with the use of a hot-tub, lake swimming, and water recreation in general. It is the responsibility of the registered guest to inform anyone using these facilities during the term of the stay of the potential hazards. Life jackets should be worn at all times when using watercraft, including paddleboards, and we can assume no responsibility for accidents.

All hot-tubs are sanitized and replenished with chemicals prior to your arrival and as needed during your visit. Hot tub covers are for insulation purposes only and are not designed to support weight. Do not stand or sit on hot tub covers; they will break and you will be charged for replacement. If you have small children, we recommend that you lock the spa cover after each use.

Some pets may be allowed with prior consent. A daily per-pet fee of $10.00 will be charged, and guests will be charged for any and all damages. Although not common, cougars and wild animals have been spotted in the area. Do not leave animals unattended outside.
Large Groups and Receptions

Please be aware that while we allow quiet receptions, noise levels that disturb the peaceful quality of the neighborhood and lake will not be tolerated, and the number of people staying overnight may not exceed the number for which you have reserved.

Check- in time is 4:00 pm or later, although it may be possible to drop off your things while we are still cleaning, with prior approval. To ensure that you will have access when you arrive, we will provide you with the combination to a lock box which contains your entry key. This lock-box is located on the covered door of the home.

We are sorry you have to leave at all; however, we must strictly enforce an 11am check-out to allow time to prepare the home for the next reservation. At the home you will find a simple check-out list; we appreciate your adherence to this guidance.
